From First Call to a Floor That Shines Again

Every project starts with a quick call or WhatsApp message — not a sales pitch, a triage conversation. We ask what’s actually happening: is the floor evenly dull across the whole room, or are there specific deep scratches and chipped corners? Is it a kitchen counter with etching from lemon and oil, or a hallway floor that’s simply lost its shine after years of foot traffic?

The answers point toward a different starting category before we ever step on-site. A villa describing deep gouges from furniture movement points toward Full Marble Restoration territory — grinding, levelling, and deep polishing. An apartment with years of lost shine but no real scratches usually only needs Diamond Polishing, or even a lighter Surface Shine Refresh. Photos sent over WhatsApp give a useful ballpark, but a ballpark is never the same as a fixed quote.

This is also where we confirm property type, approximate floor area, and marble type if known — harder stones such as Nero Marquina or dark Emperador take longer to polish than softer marbles like Carrara or Crema Marfil, which affects timing.

A fixed price is never quoted from a photo alone. A technician inspects the floor in person, checking scratch depth, stain type, lippage between tiles, and the condition of any existing sealant.

This is the step that separates a proper restoration company from a generic cleaning service. A quick visual check from the doorway can suggest a floor “looks dull,” but it can’t show whether that dullness is sitting on the surface — a cleaning or light-polish fix — or goes deeper into the stone, requiring grinding and levelling first. Getting this wrong means either an underpowered fix that fails again within weeks, or paying for restoration work the floor never needed.

The inspection ends with a written condition summary and one fixed price covering the floor’s condition, area, marble type, and number of sessions required. That price doesn’t change once work begins on the agreed scope.

Not every floor needs this step. A lightly dulled floor with no deep damage can sometimes go straight to polishing. But where there’s lippage, deep scratches, or stains that have etched into the stone, grinding comes first.

Coarse diamond abrasive pads, attached to a weighted floor machine, remove the top layer of damaged stone and even out the surface between tiles. Deep scratches and chips are physically removed here, not just disguised under a glossy top coat — which is the difference between a result that lasts and one that looks good for a few weeks before the underlying damage shows through again.

Once the surface is level, progressively finer diamond abrasive pads are run across the floor in sequence. Each grit removes the fine scratches left by the one before it, gradually bringing the stone to a smooth, light-reflecting finish.

Skipping grit steps to finish faster is a common shortcut among generalist floor cleaners — and it’s visible. It leaves uneven gloss and faint swirl marks that show up clearly under direct light, which matters even more in hotel lobbies and reception areas where lighting rarely hides a rushed job.

A high-speed buffing pass brings the surface to its final gloss, satin, or matte finish, chosen for the space — a satin or matte finish on stairs and entryways, for instance, keeps the surface safer underfoot than a full high-gloss finish.

A penetrating sealer is then applied. This is what protects the stone from moisture, staining, and the kind of acidic etching that lemon juice, vinegar-based cleaners, and hard water cause in kitchens and bathrooms. Skip this step, and the same staining the floor was just restored from can return within weeks.

Every job closes with a written summary of what was found and what was done — not just a verbal “it’s finished.” For commercial clients and property managers, this becomes part of the building’s maintenance record.

We also walk through basic aftercare: which cleaning products are safe on the finished surface, and which everyday products — acidic sprays, vinegar, certain all-purpose cleaners — will undo the polish and sealant if used regularly. This one conversation is often what decides whether a floor stays looking new for years or needs an early re-polish.
